A developer planned to build 84 residential units on an approximately 23-acre site to serve the community of Strasburg. The project required coordination of zoning approvals and land planning to maximize the yield of the property while creating an attractive new neighborhood. Challenges to this project included a constrained site, a short timeline for approvals, coordinating with neighbors on easements, and wetland permitting.
The client, familiar with RETTEW’s work, selected us to design the site because of our extensive experience with the National Pollutant Discharge Elimination System permitting procedures, our understanding of their preferences, and our ability to provide a diverse array of in-house services. Our permitting expertise and expedited timeline allowed the client to obtain the required approvals quickly and gain commitments of sale for all the homes 12 months prior to completion of the project. This project provides a countryside setting near a quaint, historic village that is conveniently located near shopping, restaurants, and entertainment venues.
